You might have also seen it advertised as Abhee Codename New Dimension, thats the same project, just the pre-launch name.

Right now only Phase I is registered with RERA, which is 3 towers and 566 homes on about 6 acres, near Dommasandra Circle and right behind Greenwood High in Chikkavaderapura. About Brand

Abhee Ventures has been building in Bangalore since 2009 and almost all their work is in the Sarjapur, Gunjur and Varthur belt, so this area is basically their home ground. They are a mid-sized developer, not a Prestige or Brigade, which means you don’t pay a big brand premium but you also don’t get the same track record for a project of this size.

Urban Glenn is by far the largest thing they have taken up. So before you decide, it’s a good idea to visit one of their completed projects and talk to the people living there, you will learn more from that than from any brochure. Below are few of their projects.

Pros

• Its a proper township, 45 acres with a 3 acre golf range, man-made lake and four clubhouses. Very few projects at this price give you this much common space.
• Phase I has about 84% open area and only 566 homes on 6 acres, so the first phase itself won’t feel crowded.
• Greenwood High is literally next door, and TISB and Inventure are close by, which matters alot for families.
• At around Rs 11,000 per sqft it is cheaper than most big brand launches on Sarjapur Road which are asking 12,500 plus.
• Phase I is RERA registered and has its key approvals in place.

Cons

• Long wait, RERA completion date is December 2033 even though some ads talk about 2029.
• 3,000 homes in the full plan means lot of people and cars on the same roads once everything is done.
• Varthur Road and Dommasandra junction traffic is bad at peak hours and the metro here is still years away.
• Abhee Ventures has never done a project this big, so later phases depend on how Phase I goes.
• Different brokers are quoting different prices for the same unit, so always compare with the builder’s own cost sheet.

The main ones are the 3 acre golf range, a man-made lake with an island and walkways, a jogging loop of around 3 km, a 2 km cycling track, tennis courts, a cricket practice pitch, pools, gyms, an indoor badminton court, a banquet hall, pre-school inside the campus and a small retail area for daily needs.

Do you need 140 amenities? Probably not. But with around 3,000 families living here one day, bigger shared spaces means less crowding. Just remember only Phase I is registered now, so ask which clubhouse and facilities will actually be ready when Phase I is handed over.
