ITPL Road doesn’t get many new luxury launches anymore, there just isn’t much land left. So when Arvind SmartSpaces signed a high-rise project here, a lot of people working in the Whitefield tech parks started paying attention. The EOI window is open now and the channel partner videos are everywhere.
This review is about what’s actually known so far. The project is at pre-launch, there’s no RERA number yet and the official brochure isn’t public. I’ve kept the confirmed facts separate from the “expected” numbers, and added a list of things to check before you pay the EOI.
Quick summary: around 2.9 acres on ITPL Road, about 4.2 lakh sq.ft of saleable area, large 3 to 4.5 BHK homes of roughly 1,850 to 2,800 sq.ft, and only four homes per floor. Expected pricing is around Rs 18,500 to 19,000 per sq.ft.

About Brand
Arvind SmartSpaces is the real estate arm of the Lalbhai Group from Ahmedabad, the same group behind Arvind Ltd, the textile company. It’s listed on both NSE and BSE and builds in Ahmedabad, Gandhinagar, Pune, Bengaluru and the MMR.
Bengaluru has become a big market for them. Their recent Sarjapur Road launch, Arvind Sylva, booked over Rs 500 Cr in its first 30 days, about 60% of the inventory by value, as Business Standard reported. That’s a decent sign of how buyers are reading the brand right now.
You can read more about the developer on the Arvind SmartSpaces website. A few of their Bengaluru projects:
- Arvind Sylva, Sarjapur Road
- Arvind Forest Trails, off Sarjapur Road
- Arvind Bel Air, Vidyaranyapura
- Arvind Greatlands, Devanahalli

Flat Dimensions & Pricing
Arvind hasn’t released an official price list. The figures doing the rounds in the EOI phase are around Rs 18,500 to 19,000 per sq.ft. I’ve worked out the ticket sizes from that, so treat them as a rough guide only.
Sizes are saleable area. Ask for the carpet area of the exact unit once the RERA filing is up, it’s usually around 65 to 70% of saleable in projects like this.
| Unit Type | Saleable Area | Price (Estimate) |
|---|---|---|
| 3 BHK | About 1,850 – 2,000 Sqft | Approx Rs 3.4 – 3.8 Cr onwards |
| 3.5 BHK | About 2,100 – 2,300 Sqft | Approx Rs 3.9 – 4.4 Cr onwards |
| 4 / 4.5 BHK | About 2,500 – 2,800 Sqft | Approx Rs 4.6 – 5.3 Cr onwards |
These don’t include GST, stamp duty and registration, car parking (two car parks are being mentioned), clubhouse, corpus and advance maintenance. Always ask for the full cost sheet before deciding.

Floor Plans
The official floor plans aren’t out yet. What we know is the mix: 3, 3.5, 4 and 4.5 BHK, with four homes on each floor. Four per floor on a high-rise usually means every home gets two open sides, and corner units are a big part of the mix. The “half” bedroom in the 3.5 and 4.5 BHK is a study that works fine as a home office.

When the plans come out, check the facing, the balcony depth, whether the maid’s room has its own toilet and how far the lift lobby is from your door. If you want the plans as soon as they’re released, request a callback below and our team will get back to you.

Location & Landmarks
ITPL Road links Whitefield with KR Puram and the Outer Ring Road side, and it runs right past ITPL itself. Living here basically means your office is a few minutes away if you work in ITPL, Sigma Soft Tech Park or EPIP. The Purple Line metro runs along this corridor too, so the trip to MG Road or the city side is a lot easier than it used to be.
Whitefield’s office market keeps growing, with global capability centres taking big chunks of space, which is why rentals on this stretch have held up well. Here are the main places nearby.
