If you’ve driven past Hope Farm junction in the last few months you’ve probably seen the hoardings and the EOI chatter. Lodha, the Mumbai developer, has finally put a premium project into Whitefield and the location is about as central to the IT belt as it gets. Hope Farm, metro next door, ITPL and EPIP a short drive away.
This review puts together what is actually known right now. The project is still at the pre-launch stage, there’s no RERA number yet and the official floor plans aren’t out. So a lot of the numbers below are indicative. I’ve marked them that way, and I’ve added the questions you should ask before paying anything.
In short: large 3.5 BHK and 4 BHK homes, around 2,500 to 3,300 sq.ft, on roughly 8 acres with six towers. Expected prices start at about Rs 4 Cr. Possession is talked about as late 2030.

About Brand
Lodha (listed as Lodha Developers Limited, earlier Macrotech Developers) is one of India’s biggest residential developers by sales. Most of its work so far has been in the Mumbai Metropolitan Region and Pune, with projects like Lodha Park, Lodha World Towers and Palava. Bengaluru is a new market for them and Whitefield is among the first launches here.
The company has been buying land aggressively. In the October to December 2025 quarter it picked up five land parcels across MMR, Delhi-NCR and Bengaluru, with a combined estimated sales value of around Rs 33,800 Cr, as Business Standard reported. That gives you a sense of how serious the Bengaluru push is.
You can read more about the company on the Lodha website. A few things buyers usually like about the brand:
- Large, professionally managed townships and towers
- In-house facility management after handover
- A listed company, so financials and project updates are public
- Design tie-ups with well-known architects and interior studios

Lodha Hopefarm Whitefield Photos (Actual)
These are actual photos of the site taken by our team in October 2026. Right now the plot is boarded with a green-wall hoarding carrying the Lodha name, right on Whitefield Main Road at Hope Farm junction. The Purple Line metro runs overhead and Hopefarm Channasandra station is just a short walk down the road, which you can see in the photos below. Construction hasn’t started yet, as you’d expect at the EOI stage.

Here’s a short overview video of the project and the Hope Farm location. Watch it for the location context, but go by the RERA filing for final numbers.

Flat Dimensions & Pricing
Lodha hasn’t published an official price list yet. The numbers below come from what’s being shared during the EOI phase, and they vary a little depending on who you talk to. Some quote around Rs 16,000 per sq.ft, others closer to Rs 18,000. Treat these as a range, not a final price.
The sizes are saleable area. Carpet area should be roughly 65% of that, but confirm it once the RERA filing is up.

Floor Plans
The official floor plans haven’t been released. From what’s been shared so far, there’s no regular 3 BHK here. The smallest home is a 3.5 BHK, meaning three bedrooms plus a study that can work as a home office or a guest room. The 4 BHK units are expected to come with a staff room and bigger decks.

Lodha’s pitch is a “forest resort” style campus, so expect wide sundecks facing the landscape rather than tiny balconies. Once the plans are out, check the facing, the deck depth and how many homes share a floor. If you’d like the plans as soon as they’re released, request a callback below and our team will get back to you.

Location & Landmarks
Hope Farm junction is where Whitefield Main Road meets the roads to ITPL and Kadugodi, so it’s one of the busiest points in the area. The good part is the metro. Hopefarm Channasandra station on the Purple Line is a short walk away, which takes care of a lot of the daily traffic pain. The BBMP has also planned an underpass at Hope Farm junction to cut the signal waiting time.
The project sits close to Alembic City, where Google’s Bengaluru campus is coming up, and next to established projects like Mahindra Blossom. Here are the main places nearby.
