Anyone who has tracked East Bengaluru for the last few years knows the story. Whitefield got expensive, fast. Buyers who wanted a proper 3BHK without stretching to Rs 2 Cr started looking a few kilometres further out, along the Whitefield – Hoskote road and the new Satellite Town Ring Road. that is exactly where Sowparnika The Native comes in.
This is Sowparnika’s 86th project. The brochure calls it “Code Name – Roots for Tomorrow” and frames it as “Chapter 86, unfolding in East Bangalore”. The name The Native shows up on the entrance gate in the renders and in the landscape zones, so that’s the name you’ll see on the site and in ads.
The land is 10 acres 24 guntas at Poojena Agrahara village in Hoskote taluk, about 4 km from Hoskote town. Three towers, 1117 homes, a mix of 1, 2 and 3BHK. I went through the full 40 page brochure plan by plan, and here’s my honest read on what you get.

About Brand
When people in Bengaluru talk about builders who actually make homes for regular salaried families, Sowparnika is a name that comes up quite often. They’ve been at it since 2003.
The company is headquartered in Bengaluru and works across Karnataka, Kerala and Tamil Nadu. As per the brochure they have delivered 66+ projects and more than 10,000 families stay in Sowparnika homes. They also list 22+ years of experience, 700+ trusted partners, 1K+ employees and 15+ ongoing projects. One thing I like is that architecture, engineering, construction, interiors, plumbing and security are all handled in-house, so there is one team answerable for the whole job.
The company is led by Managing Director Mr. Ramji Subramaniam, an MBA in Finance from TAPMI and a Six Sigma Black Belt who worked with GE, ITC and Fidelity before this. You can read more on the Sowparnika website.

Sowparnika The Native Launch Video
There’s no official walkthrough out for The Native yet. The video below is from Sowparnika’s own channel and gives a drone and location tour of their Hoskote launch Whispering Petals, which is in the same stretch. it gives you a good feel of the area and the roads around.
Flat Dimensions & Pricing
Sowparnika hasn’t put out an official price list for The Native so far. Current market estimates are about Rs 8,500 – 9,500 per sqft on saleable area, before GST and other charges. I’ve worked the ranges below from the brochure sizes, so please treat them as indicative and ask for the price on request.
All sizes are saleable area as printed in the brochure. The brochure doesn’t give carpet area, so ask the sales team for it when you shortlist a unit.

Floor Plans
There are 18 layouts in total: 9 types of 3BHK, 8 types of 2BHK and one 1BHK. A typical floor has 80 homes across the three towers, 32 in Tower 1 and 24 each in Towers 2 and 3. The bigger 3BHKs (1431 – 1439 sqft) come with 3 toilets and the compact ones (1258 – 1261 sqft) with 2. In most plans the living and dining is a straight 19 ft or so long, and the kitchen has a separate utility attached, which is a practical touch for Bengaluru homes.
The 2BHKs between 921 and 1019 sqft all have two toilets and two balconies. The 1BHK at 582 sqft is a good size for a starter home or a rental, only 42 of them in the whole project, so they may go quick.

Location & Landmarks
The site is in Poojena Agrahara, Kasaba hobli, under the Doddagattiganabbe gram panchayat. It sits between the Whitefield – Hoskote road and the STRR, with ISRO, Kodihalli and Junnagara around it. Hoskote town is about 4 km away and the Purple Line metro ends at Whitefield (Kadugodi), a short drive west.
The Hoskote section of the STRR is already open and the Karnataka stretch of the Bengaluru – Chennai Expressway opened in December 2025, so road access to the airport side and to Kolar side has got a lot better then it was a few years back.
Some of the main schools, hospitals, offices and malls around the project. I have kept travel times out because they change a lot with traffic on this stretch, the Hoskote town distance is from census records.

Here is what stood out to me, and a few things every buyer should check before paying the booking amount. These checks apply to any new launch not just this one.

Points to Check Before Booking
- Ask for the official price sheet once Sowparnika releases it, the numbers here are only an estimate.
- Get a full cost sheet in writing: GST, car parking, maintenance deposit, registration and any PLC.
- Confirm the facing, floor and view of the exact unit number you are blocking.
- Ask for the carpet area of your unit along with the saleable area.
- Cross check the project details for the RERA number on the Karnataka RERA portal before you sign.
Construction Quality
The brochure has a detailed spec sheet and I’ve put the main points below. The monolithic structure with aluminium formwork is the highlight, its the same method many big Bengaluru builders now use for tall towers.
