The Berries for Birds is built by Sanjeevini Group, a Bengaluru developer that has been around since 2010. They are not a big listed brand like Prestige or Sobha, but they are well known in the Whitefield and Hoskote belt where most of their projects are. As per their brochure they have 8+ completed projects, 2000+ happy families and about 15 lakh sqft delivered, with around 30 lakh sqft under construction and 38 lakh sqft more in the pipeline.
One thing to note, most of their past work is apartments and plots. A 276 villa community with a 43,000 sqft clubhouse is the biggest thing they have done so far, so it’s worth visiting one of their finished projects before you decide. Below are few of their projects.

- 43,000 sqft clubhouse over 4 levels with a pool, gym, badminton court, mini theatre, library and even 4 guest rooms for visiting family.
- Good build specs on paper: 3.25 m floor to floor height, 8 ft doors, granite in living areas and wooden flooring in bedrooms, up to 10 kW power per villa.
- Winmore Academy is literally 100 mts away and DPS Whitefield is 2.4 km, which matters alot for families.
- At around Rs 9,500 per sqft (EOI), you get a villa for roughly what a big-brand apartment costs in Whitefield. The project is RERA registered.
Cons
- It is further out than core Whitefield. ITPL is 11 km and the nearest metro station is 9 km plus, so daily office commute needs planning.
- Shops, hospitals and restaurants around Bhaktharahalli are still limited, most things are a 15-20 minute drive.
- Double height living, private lift provision and backyard gardens are only in selected villas, not all of them.
- Possession date is not announced yet and prices exclude GST, registration and deposits.
- Sanjeevini is a mid-sized builder and this is their largest villa project till now.

Inside the clubhouse you get a swimming pool and toddlers pool, gym, badminton court, mini theatre, salon and spa, indoor yoga, library, cafe and workstation, party hall, kids play area, e-gaming zone, art studio and a small grocery and pharmacy, which is handy since the area doesn’t have many shops yet.
Outside there’s a skywalk with a viewing deck, lily pond with island and bridges, mini forest, fruit orchard, bird’s nest tower, pickleball court, cricket practice pitch, climbing wall, green gym, amphitheatre, elders pavilion with jogging track, community gardening patch and a small temple.
